Our general terms and conditions

Prices

All prices are for the mentioned room per night. They include the room charge, European breakfast, bedlinen, heating, water, gas and electricity, final cleaning and all charges and taxes – excluding the local visitor’s tax, which amounts to approx. € 1 per day and person and has to be payed separately.

Enquiry and Reservation

Enquiries concerning a booking are to be send via e-mail the aforesaid address, mentioning the duration of stay, the requested toom and the number of guests. In return we will send a confirmation mail in which we confirm the availability and the price. Upon confirmation of acceptance by the guests we will send a reservation confirmation outlining the dates of accommodation, room, price, local visitor’s tax, all services included in the price as well as the methods of payment

Booking and Payment

The methods of payment will be outlined in the reservation confirmation. The reservation becomes a binding booking as soon as the deposit has been transferred to our bank account. Please be aware that if booking the entire Villa, a security deposit of € 500.- has to be paid in cash upon arrival.

Booking

Please note that the booking is only binding after the transfer of a deposit and the receipt of a booking confirmation. In case of a cancellation the deposit is non-refundable.

Terms of cancellation according Art. 1382 ZBG

You are not entitled to a right of cancellation according the Italian consumer protection codex. However, we grant you a right of withdrawal with the following terms of cancellation according the article 1382 ZGB:

In case of a booking for a single room the following terms of cancellation apply:

Up to latest one week prior to the arrival date the reservation can be cancelled without being charged with a cancellation fee. Solely the deposit will be withheld. Should the guest wish to cancel within one week of the agreed arrival date - or in case of “no show up” - then he/she is obliged for payment of a cancellation fee of 90% of the full price.

In case of a booking of the entire villa the following terms of cancellation apply:

Up to latest 6 months prior to the arrival date the reservation can be cancelled without being charged with a cancellation fee. Solely the deposit will be withheld. Should the guests wish to cancel within 6 months of the agreed arrival date then he/she is obliged for payment of the following cancellation fees: Between 6 months and 3 months prior to the arrival date a cancellation fee of 70% of the booking value will be charged. Between 3 months and the agreed arrival date - in case of “no show up” – a cancellation fee of 90% of the total booking value will be charged.

Arrival and Departure

On the day of arrival, the rooms can be occupied after 6:00 p.m. On the day of departure, we ask you to vacate the rooms until 10:00 a.m. at the latest. Should you require different times please contact us well in advance.

Data Protection

According to the GvD No. 196/2003 we inform you that your Data will be saved and used exclusively for processing of your enquiry. They will not be passed on to any third parties. In respect to the data processing you are entitled to all rights according article 7 of GvD No. 196/2003. Holder of rights is Annette Fuchs.

Exclusion of liabilities
